Rooted In New York: How Willow Bridge Is Showing Up in One of the Country's Most Dynamic Markets

New York doesn't meet operators halfway. Understanding this city takes more than data and reporting. It takes years of presence, relationships built over time, and a willingness to engage with a market that doesn't slow down and doesn't simplify. That's the kind of leadership Willow Bridge has invested in here, and Ray Ratermann has been growing this market for over a decade.

Ray serves as Willow Bridge's Area Vice President covering operations across New York and Connecticut, part of a broader Northeast team led by Regional Vice President Greg Marchand, and supported alongside Area Vice President, Stacey Lovell, who oversees Massachusetts and the surrounding markets. He joined in 2013 with the New York market specifically in mind, though his connection to the area goes back to 2005. Ray has spent the last thirteen years building out the portfolio on the ground, and as he puts it, this isn't a market he was assigned to; it's one he chose.

That distinction matters more than it might seem. New York demands a particular kind of operator. One who leads with experience, thinks long-term, and knows when to trust their instincts and when to let the data lead.

"You have to think like an owner. That means patience, experience, and the ability to make decisions based on facts rather than feelings. New York doesn't reward operators who are reactive. It rewards people who understand how today's decisions will shape a property years from now."

It also demands an operator who understands that New York isn't like anywhere else, and doesn't try to treat it that way. The compliance burden, the regulatory complexity, and expenses growing faster than rents. Ray is direct about it: the calculus here is different, and operators who don't respect that tend to find out the hard way.

Staying ahead of that complexity is central to how he approaches the market. From the ongoing fallout of the 2019 rent reforms to the pressure rising costs are placing on capital planning, Ray's team is tracking what matters and translating it into practical guidance for the owners they serve.

"These aren't abstract concerns. They directly affect how you budget, how you plan capital improvements, and how you advise clients. Staying ahead of them is part of the job."

At the property level, that same intentionality shows up in how Willow Bridge thinks about the resident experience. In a market this competitive, Ray knows the decision rarely comes down to one amenity over another.

"A renter is making a decision based on how they feel about the experience. Our teams know that, and they lead with it."

It's a standard that holds even when conditions are challenging. When Willow Bridge has taken on new properties through periods of transition, management movement, active renovations, and full operations running simultaneously, the work hasn't stopped, and the resident experience hasn't slipped. Ray doesn't chalk that up to circumstance.
