At Willow Bridge, sustainability isn't a feature we add on, it's part of how we think about building and operating communities from the ground up. This Earth Month, we're sharing some of the practices and initiatives shaping the way we create places people want to call home.
A strong example of that commitment is Balsa, our LEED certified office-to-residential redevelopment in Washington, D.C. The project brings together EV charging, a green roof, motion LED lighting, and a VRF climate control system — all within a walkable, transit-oriented location. Stormwater is recycled for irrigation, low-flow fixtures reduce water usage, and a portion of the existing structure was retained to minimize construction waste. Balsa demonstrates what becomes possible when sustainability and disciplined execution work together, delivering for both the asset and the resident.
But Balsa is one example of a broader operational philosophy that runs across our entire portfolio.
When it comes to energy, visibility drives accountability. Angela Wheeler, VP of Asset Management, puts it plainly: "Energy management is built into how we operate every day. From LED lighting and motion sensors to high-efficiency HVAC systems and ENERGY STAR appliances, we prioritize practical solutions that lower consumption, improve efficiency, and support long-term sustainability goals for our communities and clients."
Water management follows the same principle — technology and behavior working together. "Water conservation is a core part of how we manage our communities," Wheeler notes. "Simple tools like bottle-filling stations, reusable water bottles, and rain catchers allow residents to participate in sustainability every day."
The Earl in Arlington, VA is another community where that commitment takes shape in tangible, resident-centered ways. LEED certified and equipped with green roofs, solar energy, composting, and more than 20 EV charging stations, The Earl also runs a bike share program, offers public transit incentives, and hosts an annual edible garden on its rooftops. It's a place that doesn't just talk about sustainable living, it makes it part of the everyday experience.
"We approach sustainability thoughtfully, focusing on initiatives that enhance the resident experience rather than disrupt it," Wheeler adds. "Even small actions, implemented consistently, can make a meaningful impact."
The work continues across every community we manage. Because creating a great place to live and caring for the world around it have always been part of the same mission.
